Project Stages
Typically, a project begins with definition and refinement of what exactly the project entails. This can involve brainstorming sessions, sketches, preliminary budgets, concept plans and milestone schedules, financing inquiries, feasibility studies and market surveys.
The next stage is design development and the team works on measuring quantities, selecting materials, building systems, structural elements, types of exterior enclosures, interior finishes and colors.
The design team now proceeds to working drawings, which are detailed drawings and specifications and leads to tendering, contracts, formal tender opening and the solicitation of interested bidders.
The pre-construction stage is next as we mobilize the site, moving in trailers, putting up hoarding and fences and laying out the gridlines and elevations for the site controls. At this point, licenses and permits are obtained, neighbourhood consultations held and perhaps a groundbreaking ceremony.
Then the construction begins. During this phase there may be excavation, foundations poured, superstructures and exterior envelopes built; mechanical and electrical systems installed; interior partitions and finishes put up; landscaping, sidewalks, driveways and pavements put in as well as furnishings and equipment delivered and installed. During this phase, there is regular contact with the superintendent and site staff on issues of first aid and safety; meetings with trades, progress reports and other communications and correspondence; administration, contract management, reports, invoices, change orders and dispute resolution with owners, consultants and contractors.
In the post-construction phase, the mechanical and electrical systems are commissioned; a final clean up of the site completed; the building’s operations staff are trained; the owner’s equipment, furniture and staff are moved in and the systems are tested (i.e. pools, kitchens, sound systems etc.). Any deficiencies are noted and listed; warranties and guarantee certificates are collected as well as drawings and operating manuals.
